SALISH VILLAGE CONDOMINIUM ASSOCIATION
BOARD OF DIRECTORS MEETING MINUTES
Wednesday, June 9, 2004
The
meeting was called to order at 6:30 p.m. by acting President Bob Hayward.
Board Members Present: Bob Hayward, Gary Warmbrodt, Roger Lowe, Ann McPhee, Louise
Dickins ( Resident Manager), and Bill Hanson of SeaMark Properties, Inc.
Excused absence Penny Maurer.
This
being the first Board meeting following the Annual Meeting, Bob Hayward
introduced the new Board members, Roger Lowe and Ann McPhee.
Minutes: The minutes of the Annual Meeting held May 19, 2004 were approved
as written.
Election of Officers: Bob Hayward called for an election of officers for the
Board. The following nominations were
made, seconded, and passed with unanimous votes:
Bob
Hayward was elected President.
Gary
Warmbrodt was elected Vice President.
Ann
McPhee was elected Secretary.
Penny
Maurer was elected Treasurer.
Roger
Lowe is Board Member at Large.
Manager’s Report: Louise reports that the pool is now open and chemicals have been
ordered. There is a malfunction in hot
tub filter and problem with flow meters.
Replacement parts have been ordered.
Louise proposes to investigate the cost and availability of a screen
installation along the side of pool deck in order to catch pine needles and
cones and reduce amount of debris falling from trees into the pool area.
There have been incidents of debris
from the King County construction project falling into the Salish Village pool
area. Bill Hanson will be asked to
draft a letter to King County in behalf of the Board expressing concerns for
safety and expectations of the County properly maintaining the construction
site to insure the residents of Salish Village are not negatively impacted.
Painting is 90% complete on “H”
building. Louise has prepared a survey
form for the residents of “H” building to fill out after performing a
self-inspection of the work completed on their units. These forms will be used in preparation of a punch list. No further funds will be paid until all work
is complete. The unit numbers were
removed from the doors of “H” building in preparation of painting. Louise questions if the Board wants to
replace the unit numbers on the doors.
It is decided that the unit numbers will not be replaced at this time.
Eighty yards of bark has been
installed at the cost of
$3,600.00. There are some areas
that still need bark. Rather than
purchase more bark, Louise will redistribute from within the complex.
Informational material has been
distributed regarding the new State regulations banning open flame barbecues in
apartment and condominium complexes. It
is determined that the Association has not been mandated to enforce the
regulations. Enforcement will be left
to the local police or fire departments.
Bids have been requested from two
companies to perform bi-annual roof cleaning.
Another roof leak has occurred in “H” building requiring interior
repairs to another unit. Louise is in
the process of getting bids for roof repair on “H” building.
Financial Report: Bill Hanson gave the financial report for month ending May,
2004. He reported dues in arrears
totaling $17,023.21, an increase of $902.84 since the previous month.
Old Business: Bill Hanson is in the process of mailing the Request for Proposal
to ten companies to bid on performing an Envelope Study. He will be setting the due date for
responses to be July 9, 2004. The
responses will be provided to the Steering Committee to review and recommend
two or three companies to be interviewed by the Board and
Committee. The Board alone will make
the final decision on choosing the firm to perform the Envelope Study.
New Business:
Next
Meeting: Scheduled for July 28, 2004 at 5:30 p.m. in
the Salish Village cabana.
